Thomas Kreamer’s practice focuses exclusively on real estate law with an emphasis on real estate sales and acquisitions, real estate financing and commercial real estate leasing. He represents an international telecommunications company as well as commercial real estate developers/owners and institutional lenders.

Acquisition and Development of Real Property/Purchase and Sale of Real Property: Mr. Kreamer is experienced in the drafting and negotiating of purchase and sale agreements, escrow instructions, issues pertaining to title insurance and surveys and loan documentation review and negotiations. He negotiated and drafted the real estate purchase agreement and closed the purchase of the largest single land purchase transaction in Johnson County, Kansas.

Lease Negotiation and Drafting: Mr. Kreamer has negotiated, drafted and reviewed commercial real estate leases on behalf of both landlords and tenants involving office buildings, industrial buildings, retail space, restaurants, movie theaters and warehouses. He led a firm-wide team of attorneys in negotiating office, switch site, Web-hosting and retail leases on a national basis for an international telecommunications company.

Real Estate Secured Loans: Mr. Kreamer has represented both borrowers and institutional lenders in the negotiation and drafting of construction and permanent real estate secured loan documents, including the issuance of opinion letters pertaining to apartment buildings, office buildings, medical buildings, nursing homes, shopping centers, warehouse and industrial properties.

Loan Workouts: Mr. Kreamer has represented both borrowers and institutional lenders in the negotiation of workouts with respect to distressed permanent real estate secured loans.
